Contacting Me; What To Expect

I know, it probably was frustrating to see this site still VERY limited with pictures, maps, project development, and other things you would need. Well, it is also frustrating for me that I haven’t updated it yet.

For me to be able to accommodate your inquiry faster than it’s taking, I suggest you download the Yahoo Messenger if you don’t have it yet and add my ID which is cecile_cinco. That way, if I’m online (which is usual), I can attend to you more.

You can also send me SMS at +639278467723, introduce yourself so I know how to reply in one txt message just in case that’s what’s left at that time, otherwise I’ll reply when I got the chance to reload. More often than not, I CAN reply.

Don’t expect me to reply when it’s Sabbath. That’s Friday sunset to Saturday sunset. We have the freedom of religion so I am entitled to that respect just as you are. :) I will reply after.

That also applies to tripping schedule. As much as possible, it’s better to have it from Monday to Friday. That way I can be with you personally. Otherwise, I will have to endorse you to my broker. Sunday is ok for me if it is ok with you but the downside of that is, the office is closed, then you’ll have to come back to settle. Let me know ahead of time, like 2 days, so I can arrange the schedule of the tripping vehicle as well.

I don’t trip unless you’re qualified. Most of the information will be dealt with online. We can chat, we can email. Certain incomes can only qualify for certain properties. It’s useless going to projects that will only make you sorry you can’t get it and waste both your time and mine. If you will insist, I will have to ask you to pay the tripping fee.

If you’re coming from afar like the province and you have just one day to spare, then you need to be here very early, like 8am, Monday to Friday. That way we can go to the site so you can choose, get interviewed, sign documents in half a day.

If you happen to NOT have a checkbook yet, don’t worry. About 40 meters away from the office is a bank that releases your checkbook the same day. You will be given a recommendation by my broker and you’ll only need about P5K to open a checking account. Then you really need to be early to spare time for the bank.

For immediate processing the most immediate document and financial requirements that you need to bring with you are the following:

- valid ID
- latest Meralco bill
- latest one month payslip (or job contract, in case of OFW)
- reservation fee

The rest can follow even by snail mail or email.

If you haven’t yet, please fill up the Assessment Form. It’s non-obligatory to buy if you find that you don’t want to but it is my basis to know what to offer you, depending on the information you presented especially regarding your needs and financial capacity. It’s also the basic information any financial institution like bank or PAGIBIG will require so don’t be shy. It’s your property that you’re buying, I expect honesty as you can expect it also from me. There is no other way that I’d like to deal with you other than through honesty.

I am not selling you a real property. I’m helping you get the real property that you need within your financial capacity. You won’t find me offering you any property for which you do not qualify to own. Again, that is why the Assessment Form is very important.

Should the standard computation is not ok, I can do some recomputations, but still within your capacity, like lowering your monthly amortization and adding to your equity.

If there are some specific DISLIKES, let me know also, especially if it’s non-negotiable. For example, strictly only bungalow (the person who will live in the house is old and can no longer go up and down). I’d also appreciate knowing the reason behind so I know if something else could be done. Let me know your priorities of likes and dislikes. You may not get the perfect house or property you were dreaming of but I’ll do my best to give you what’s accomplishably best.

    hi, i am really interested in your sampaguita homes, 2-3 bedrooms preferably.. actually i have send assesment form already.. I am working at Las Pinas And soon we’ll transfer at Muntinlupa so I guess San Pedro laguna is the best location for me..I don’t have 24 mos. in my contributions in my Pag-ibig yet because I am only 10 months old in my job and my salary is not that big that’s why I am little bit afraid if my loan will be disapproved.. I mean as per my record, my salary is not that big however, I believe that I can support my financial obligation coz my parents who are both retired gov’t employees are with me to shoulder our daily expenses and will provide downpayment likewise my husband who works as factory worker at Taiwan, almost 4 mos. from now.. and this acquiring house n lot is an investment we wanted to pursue.. so i hope you can give me the best computation for me.. thanks!
