Sampaguita Core Model House

Finally, the first of a series of model houses I can upload will soon find their way to this blog. :)

Sampaguita is a rowhouse in St. Joseph Village 10 located in San Pedro, Laguna. It is available in core or complete and the complete can be either 2 bedrooms or 3 bedrooms. You can check the price list for Sampaguita to see the differences in pricing.

For those who want their own design inside, and for those who are still limited budgetwise but are decided to better get a house than pay rent, a core is the better option.

It is also good that if you have budget enough, you can get 2 units (or 3 or 4 if you can) then either you have doors in between units to make them function as one big house or retain the division and just fence the whole set you got. Either way, you get a basic structure on a bigger lot unit. The inner unit has 40sqm of land and 60sqm for the end unit. Just getting an end and an inner unit gives you 100sqm of land. Two inner units give you 80sqm and you can get either side by side units or back-to-back. The good thing with back-to-back is the escape in case of fire.

The pictures below are taken in St. Joseph Village 10 last year. It has improved a lot now.

    I’m Sonia Obdeijn (Pilipina)living here in Holland for 25 years now.I know this site because of my sister who lives there in Binan.Or let’s say I’ll search this site to help her finding her home now and for the future.So I was impressed by the color of the houses and the distance to the street is good!So I’ll phone her emmidiately and ask her to inform one of the empolyee in that office.She’s very glad and now having one of the units in Sampaguita.I’ve got already one unit in Bulacan,but when I saw this houses in Laguna (only by looking in internet,and I hope in reality is the same?)I sold it.It’s not for me but for my sister,but they say after down payment will be ready over 3 months.Wishing you all lot of success!

    hi there to every1….am a property specialist also,,,some ofw want to invest a house here in our country for their family. I understand ur concern, but there’s a lot of developer have their own concept and style of houses. You just can’t keep on giving negative feedback. Rather ask for an assistant,,,,,,, you may not know the one who advertised on that project also connected to those type of houses that you were looking for. Though, some Filipino looking for an affordable one…and we, as property consultant somehow assisting our client what suits to their budget. If you like some elegant and perfect color combination. Simply, just look for the person who can assist your budget at the same time be satisfied.

    Hi! I’ve been slaving for almost half a month in front of my computer looking for an affordable house to purchase. If I get lucky, this is my first ever investment. I’ve been working in a call center in Makati for two years now and is currently renting. Last week I was eyeing for a property in Cavite but then I decided to search in San Pedro since I lived in Pacita 2 and studied in Liceo de San Pedro in my pre-school years.

    I fell inlove with the Sampaguita unit the40sqmCORE.Have to be honest though. I have a low budget and that I’m planning to purchase it through PAG IBIG. Unfortunately as a first timer, I do have number of dilemmas. First of all I know for a fact that for me to be eligible for the PAG IBIG loan I should have at least 24mos contribution. When I checked with them mine is only 19 contributions as of Sept 08. So it only means that I could apply for the loan maybe first quarter of next year. I hope by that time there are still units left for me.

    Also, call me dumb but I’m totally clueless about these type of procedures.I’d like to reserve for a SAMPAGUITA 40sqm INNER.Say I paid for the reservation and is currently paying for the d/p but PAG IBIG disapproved my loan application for whatever reason, what will happen to my payments? How does the entire process works? I haven’t talked to any PAG IBIG reps yet about it or undergone any PAG IBIG orientation. I think that’s where the confusion comes in. I hope you could help me because I’d really like to have a SAMPAGUITA unit.

    I do apologize for all the hassle but I am looking forward in hearing from you. I’d also try to visit PAG IBIG office.

    Lastly, where is the subdivision exactly located? I’m only familiar with PACITA 2 and MACARIA VILLAGE. Thanks!

    First of all, please remember to fill up the Assessment Form so I can see how your finances qualify. As per Pagibig rules, you can lumpsum the 24 months’ contribution if you’d like to start now. That means giving the 5 months ahead of time. When I see your assessment form, I can tell you if you qualify or not. We are trained with Pagibig rules that if we say you qualify, that’s 99.99% sure. :)
    St. Joseph Village 10 (where Sampaguita is located) is at Brgy. Langgam. Since you know Pacita 2, when you go to San Vicente where Viva Footwear is located, then you go towards Calendola then towards Langgam. If you check my latest post about SJV10 tripping, there is a Wikimapia link there. There is also the satellite view of SJV10. Sampaguita is open now at phase 3.

    Submit your assessment form and let’s see. Maybe you can reserve this December and avail of the free meralco, water and pagibig fees (10k worth).

    No need for apology. Asking is your right to know what you don’t.
